What does a gas engineer app need to do?
Most of a gas engineer's day is not paperwork. It is the checks, the readings and the judgement calls. The paperwork is what follows you home. A good app for gas engineers should take that part off you without getting in the way of the job.
In practice that means five things. It should produce the Landlord Gas Safety Record with every appliance on it. It should record a boiler service with real combustion readings, not a tick box. It should handle Benchmark commissioning on a new install. It should take the customer's signature on the glass and send the PDF before you leave. And it should keep every record where you can find it a year later.

What is on the Landlord Gas Safety Record form?
The gas safety record in Maintivo follows the layout engineers already know. You fill it in as you go, and the PDF builds itself in the background.
- Premises and landlord. Address of the premises, and the landlord or agent name and address.
- Appliance. Type, location, make, model, serial number, flue type, and whether the appliance is safe to use. Add as many appliances as the property has.
- Safety checks under regulation 26(9). Effectiveness of the flue, supply of combustion air, operating pressure or heat input, safe functioning of the appliance, and the gas tightness test.
- Warning notice. Serial number, whether the appliance was disconnected or turned off, and the tenant's signature for the notice.
- Notes. Anything the landlord or the next engineer needs to know.
Your Gas Safe registration number is set once in Settings and prints on every record. If it is missing, Maintivo flags the record rather than blocking your engineer. A visit is never held up on the doorstep because of a settings screen.

Does it do boiler service and Benchmark commissioning?
Yes, and this is where a heating engineer app earns its keep. The same form carries a combustion analysis section and a commissioning section, so a service and a first-year Benchmark do not need two different apps.
Combustion analysis takes the analyser used, gas rate in kW, inlet pressure in mbar and CO in ppm. It also takes CO₂ and O₂ as percentages, the CO/CO₂ ratio and the flue gas temperature. The readings sit on the record next to the appliance they belong to.
Commissioning follows Benchmark. You record that the system was flushed to BS 7593, the cleaner used, and the inhibitor and its quantity. Then flow and return temperatures, the boiler interlock, and that the controls were demonstrated to the customer. The customer signs, and the PDF goes out with the rest.
What if I also do air conditioning?
A lot of gas engineers now carry an F-Gas category too, and most gas-only apps stop at the boiler. Maintivo has two F-Gas forms built in: a Split AC/VRF leak check, and a Chiller service and F-Gas record.
You enter the refrigerant and the charge. The app works out the tonnes of CO₂e, places the system in its leak-check band and gives you the next due date. Does it work with no signal?
Yes. Basements, plant rooms and back-of-house boiler cupboards are where signal goes to die, and that is where the record gets written. Maintivo captures the whole visit offline, including photos and the signature. Nothing is greyed out and nothing is lost.
When you are back in range, the record uploads and the PDF is emailed by itself. Until then it sits in a Pending upload list so you can see exactly what is waiting. There is no retyping in the van.
Dictation runs on the device too, so notes can be spoken into the form while your hands are busy.
Can I keep engineers away from my prices?
Yes. The admin sets the engineer names, and an engineer on a seat never sees prices or invoices. They see their jobs, their forms and their records. That matters when you have a subcontractor on a seat for a month, or an apprentice you would rather not hand the rate card to.
If you want invoicing, it is an optional add-on at £9.99 a month. Saved records land in a Ready to invoice list so nothing gets forgotten. It is not accounting software, and it does not pretend to be.
How much does it cost and is there a contract?
Maintivo Pro is £34.99 a month with a 3-day free trial through the App Store. Additional engineer seats start at £8.99 a month, with 3 seats at £24.99 and 5 seats at £34.99. Invoicing is £9.99 a month if you want it.

How is it different from Gas Engineer Software, Tradify or Commusoft?
Software for gas engineers in the UK falls into two camps. Gas-only apps such as Gas Engineer Software do the CP12 well and stop there. Full platforms such as Tradify and Commusoft run the whole business, with scheduling, dispatch and accounting, and price and onboard accordingly. Maintivo sits between them.

If you do gas and nothing else, and you have no interest in F-Gas, a gas-only app is a fair choice. If you have a dozen engineers and need a dispatch board, a full platform is the right tool, and we will tell you so. What Maintivo does not do
It does not do scheduling, dispatch, stock, CRM or accounting. It does not produce an EICR or any electrical form. It is not on Android. And it never certifies anything: you are the Gas Safe registered engineer, you carry out the checks, you sign the record and you remain the competent person.
